The property is located on the southern end of the the 4,500+ -acre Lake Hancock near Saddle Creek and becomes part of a comprehensive plan to create a reservoir to raise lake levels. By raising lake levels, the flow of Peace River can be managed during dry seasons. Properties in the targeted area continue to be purchased due to the flood plain that risks flooding.
