Greg Driskell and Bryant Peace Brokered the Sale of a 2,582-Acre Ranch and Recreation Property in Greenville, Florida
LAKELAND, FL, January 10, 2019 — SVN | Saunders Ralston Dantzler Real Estate advisors Greg Driskell and Bryant Peace recently brokered the sale of a 2,582-acre ranch in Madison County, Florida for $3.3 million.
The property, located near I-10 within 50 miles of Tallahassee, was extensively improved in recent years to convert use from timber to cattle ranching. The buyer, a central Florida cattle rancher, sought to move north to a more affordable area of the state. Central Florida’s expansive population growth continues to spur development and increased property values.
“There are increasing amounts of agriculture shifting to North Florida due to the availability of affordable land and ample water,” said Bryant. “Currently, North Florida pastureland is in high demand as cattle operations are pushed out of Central and South Florida.”
Bryant noted that the brokerage is seeing growth in North Florida farmland transactions. However, the sale price of Rocky Creek Ranch did not reflect a true market value for similar properties in the region. The seller was highly-motivated and willing to accept less than might be expected for comparable farmland.
