Verified Florida Land Values for 2013 Released in Newly Published Lay of the Land Market Report

FOR IMMEDIATE RELEASE (LAKELAND, Florida – April 22, 2014) – Addressing 240 of Florida’s large-acreage landowners, Dean Saunders, ALC, CCIM,  broker/owner of SVN | Saunders Real Estate revealed data for verified land sales that shaped the land real estate market in 2013. “The year 2013 will be remembered as the year of the ‘Big Deals,'” states Saunders at last week’s Lay of the Land Florida Land Conference 2014. Saunders describes the 2013 land market as active even though the number of sales was down compared to 2012. However, it was highlighted by a number of large, historic, significant, and unique transactions.

Referring in part to the contract in late 2013 and the successful closing in early 2014 of more than 380,000 acres in North Florida for $562 million, the sale was brokered by Saunders and Jack Vogel, both of SVN | Saunders Real Estate. This historic transaction is deemed one of the largest sales in recent Florida history and one that radically changed the balance of who privately owns the most land in Florida. The value of the data offered in the company’s annual Lay of the Land Market Report was instrumental, in part, in the successful negotiations of this historic sale.

“We provide the most foundational, solid sales data that anyone can get on Florida land,” said Saunders. “This is the information buyers, sellers, and developers need in order to make the right deals.” Since 2012, the market report has been unique in the industry because it is based upon factual, verified land sales data for Florida land.

“The Lay of the Land Market Report is outstanding,” said Robert Thomas, Chair of the Florida Land Council. ‘”It provides concise and accurate information on a broad spectrum of land use and values and is an important and very valuable resource for Florida land owners.”

In the past, the industry has had only opinion polls and surveys to rely on for market information. The University of Florida’s yearly opinion poll survey of the real estate land market is no longer available. Other real estate market reports are based upon market observations and experience. The Lay of the Land Market Report is the only collection of market value verified land sales data available to Florida landowners to enable smart transactions when it comes to Florida land.

The sales data compilation is an ongoing effort throughout each year to identify new land sales and to verify each property closing with Saunders’ appraiser network and land professionals. Each spring, the vetted data and analysis is completed for the previous year, which culminates into the next market report to be published.

These verified market value sales and other key facts important to buyers, sellers, and developers are presented annually at the Lay of the Land Florida Conference, the industry’s premier land values event for Florida landowners. The conference is the conduit for disseminating the data, with analysis, to a targeted audience of those interested in Florida land. Property categories covered in the Lay of the Land Market Report are ranch and recreation, timberland, citrus lands, farmland/cropland, residential lots and entitled land, and conservation properties.
